Summary:

The City of Oldsmar is soliciting proposals from qualified private development partners for the Hayes Park Cottages.  The public/private partnership will join the City’s design team to complete the construction of the project.  The private firm or team must demonstrate the ability to identify all funding as well as leveraging opportunities and is capable of and has demonstrated experience to investigate, analyze, and recommend financial tools as well as legal structures needed to complete the project.

Title: Master Plan for "The Wedge"
Summary:

The City of Parkland, Florida (“CITY”) is seeking the services of an experienced and innovative
consulting firm for the development of a comprehensive Master Plan for “The Wedge”. The Master
Plan should address an analysis of existing conditions, an analysis of Level of Service Standards, the
preparation of a Master Plan to present to property owners and the City Commission.

House Bill 1315 approved the transfer of a 1,949 acre wedge shaped property located between
County Line Road and Loxahatchee Road from Palm Beach County to Broward County. In addition,
House Bill 1315 approved the annexation of two parcels located within the Wedge in the City of
Parkland at the same time. House Bill 1315 specifies that the Palm Beach County land use plan and
zoning designation in the Wedge shall continue until the applicable local government changes those
designations. The majority of the parcels within the Wedge are designated Rural Residential -10 on
the Palm Beach County Future Land Use Map, which allows one (1) dwelling unit per 10 acres.

The City of Sebastian is accepting written proposals from individuals or firms for the preparation of a comprehensive study and evaluation of parking requirements/needs in the Riverfront District of the City of Sebastian. The tasks will include an evaluation of public/private parking needs, current public parking capacities, projections for future public/private parking needs and potential locations for parking improvements.

The services to be requested from the successful offeror may include, but are not limited to, the following type of services:
•Review related documents including, but not limited to, the Comprehensive Plan, EAR, CRA Master Plan and Land Development Code;
•Evaluate existing conditions for parking demand (supply/inventory of current parking infrastructure);

Title: REDEVELOPMENT OF DOWNTOWN PARCEL
Summary:

The City of DeLand owns 1.86 acres of land located in the heart of downtown. The City would like this property redeveloped with market rate residential units, or a combination of market rate residential units, retail, and office units.

The site contains a total of 108 parking spaces and at least 80 of those parking spaces should be redeveloped for public use not associated with new residential development of the site. The property permits multi family or townhouse development and a wide range of retail and office uses allowing for mixed use projects.

Any proposed project must comply with the core area architectural guidelines. These guidelines will require quality architectural and site design and the use of materials that are compatible with and enhance the quality of buildings within the downtown community redevelopment area. In addition, the CRA is interested in “green” building construction.

The team selected must be able to demonstrate experience in successful financing, redevelopment, operation and economic performance of projects in a timely manner. Experience working with the public sector in public/private real estate development projects and strong references from previous projects completed are needed as well as an indication that the entities within this Development team have worked together successfully on previous projects.
